Having Potential Buyers View Your Home

Although it may be inconvenient for you, you should have your home available for potential buyers to view around the clock. Your real estate agent will suggest a lockbox be placed on your home. This will make it simple for other agents to show your house. The majority of agents will call ahead and give you a few hours notice before coming over to show your home.

Leave your home

If you’re home when they visit, potential buyers may feel like intruders. They then might not be as receptive and energized toward viewing your home. Go the movies or out shopping, but try to be out of the house. If for some reason you need to stay home, attempt to remain in one are of the home and out of the way of the viewing. Let your agent to do all the talking, but do answer any questions the agent may ask you.

Preparing your Home to Be Viewed Before you Leave

Before you leave your home when it’s about to be viewed, turn on all the indoor and outdoor lights, even during the day. During night, a lit home gives an inviting, warm impression when seen from the street. During the day, having the lights on prevents harsh shadows from the sun and brings light to the dim areas. Your home will be more inviting to the viewers.

Don’t use any scented sprays in preparation for visitors. If you want an appealing aroma in your home, use potpourri or put a drop of vanilla extract on a stove burner and turn it on for a moment. This will create a very pleasant smell.

If you have pets, make sure to have your real estate agent put a remark on the listing in the multiple listing service. It’s a good idea to try and take your pets with you when you leave your home to let buyers view it. If it isn’t possible to take them with you, keep them in a cage, dog pen, or chained up some where that won’t distract the buyers. Keep indoor cats in certain room and put a sign on the door if you think necessary. But don’t worry about them too much, cats usually aren’t too big of problem, they’ll usually hide when buyers come to view your home.

Empty your kitchen trash can before you leave. Having a freshly lined, empty trashcan is more attractive. In fact, it’s a good idea to go through your house and make sure all of your trashcans are empty and freshly lined. You might even want to wash your trashcans out twice a week while your house is on the market.

A properly made bed with clean sheets and fresh cut flowers on the nightstand make your bedroom very inviting. Before buyers come to view your home, walk around and pick up any clutter that has found it’s way into your home. Keep everything vacuumed and dusted, try your best to have it look like a model home, a home that is furnished but no obvious signs of people living there.
